If you’re considering foreclosure defense services as part of your plan to avoid foreclosure, you may be advised to opt for a deed-in-lieu of foreclosure as one of your options. One question that arises from clients opting for this choice is if they’re allowed to take certain pieces of the home with them. Sure, you’ve invested a lot of money into certain items in the home, but you can’t take everything with you?

Generally, you can’t remove the following items:

  • Countertops and cabinets.
  • Appliances such as dishwashers, built-in microwaves and stoves.
  • Air conditioners and furnaces.
  • Copper piping and plumbing.
  • Electrical wiring.
  • Ceiling fans or light fixtures.
  • Hardware, doors, and windows.
  • Sinks, tubs, sink drains, faucets, showers, and toilets.
  • Built-in spas and pools.

Generally, you can remove the following with no issues:

  • All of your personal effects that were not converted to fixtures when you purchased the home, like pans, silverware, and dishes.
  • Free hanging mirrors.
  • Personal photographs and artwork.
  • Stationary floor and table lamps.
  • Pet related items, such as bird cages, dog houses, and aquariums.
  • Removable window coverings such as blinds, curtains, and drapes.
  • Applicants such as washers, dryers, televisions, stereo equipment computers and refrigerators.
  • Area and throw rugs.
  • Portable heaters and fans.

If you are unsure if a deed-in-lieu of foreclosure is right for you, there are other options available as part of your foreclosure defense process. These include hardship letters, loan modification, short sales and more. Foreclosure is scary and stressful, but you don’t have to face that possibility alone. Contact us for more information.
